HAAAT Home Inspection Services, LLC 

is a sole proprietorship owned and operated by Richard Van Vorst. My business is built around the values that I have embraced throughout my lifetime; honesty, integrity, committment, hard work, maintaining a strong family unit and helping my fellow man where ever and when ever I can.

My service area includes the entire greater Capital District Area, encompassing a 50 mile radius from the City of Albany, NY. Having lived in this area all of my life and working in virtually every aspect of residential and commercial construction, renovations and inspections services, I have the superior background that you can be comfortable with and count on while considering your home purchase.

 

 
What is a Home Inspection?

A Home Inspection is a non-evasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of the dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to, or during, the inspection process. 

Why is a Home Inspection so Important?

A home inspection is not just for the home buyer, but equally valuable to sellers, realtors, lending institutions and insurers. The home inspection and report will provide the interested parties with substantial information about the home that otherwise would not be known or offered throughout the real estate transaction. It will identify any defects within any of the systems or spaces throughout the home so that there will be no suprises after the deal has closed. It will also indentify the positive aspects of the home.

I will observe all of the components of the structure which are visible, describe the method of construction and materials used. I will then report, in writing, any issues or defects found during the inspection and be available to discuss these concerns with the client in a manner to which the client understands.

Buying a house is probably the largest single investment you will make in your lifetime. It requires countless important decisions that can create a significant amount of stress. The home inspection can eliminate some of that stress. When you find a house that is right for your family, you should hire a home inspector to examine the conditions of the property and give you a detailed home inspection report. I will answer all of those questions that you didn't know to ask, like; How do I turn off the water main if there is a leak? Will the electrical service support my family's lifestyle and hobbies? Is there going to be enough hot water for all of us to shower in the morning?  Having a detailed home inspection report before you move in will prepare you for any potential problems and set your mind at ease. In addition, it will serve as a to do list for any minor defects that you can take care of yourself. Hiring a home inspector is a wise decision even when buying a newly constructed house. Did you get everything that you paid for? Why is there water in the basement already? I can't find the water heater, where did they hide it?

Before you purchase the property you should learn as much as you can, including what may need to be repaired. A home inspection will also point out the positive aspects of a home, as well as required ongoing maintenance that will be needed to keep the property in good shape. Think about it! When was the last time you were in your attic? I know I had that oil tank removed, but did they leave anything behind that might suggest otherwise? When was the last time you looked into the crawl space? did you ever really go into it? What is going on under there?

Now that some things have been identified, you can take care of them yourself, if you are capable, or take the time to get several quotes for the work that must be done before the sale. Selling the house faster and moving to your next deal is just one benefit. My home inspection report can be very valuable to the agent when planning the staging of your open house. If you are a mortgage lender, you are sure to want a home inspection on the property that you are financing. As a lender you carry more risk than any other party involved in the transaction. Along with the risk involved, you are probably the only party involved that has not seen the property. Contracting the services, or requiring your borrower to contract the services of a home inpector will give you the peace of mind that the property you are financing, along with any planned renovations, have no major defects that could put the transaction in jeopardy.
